Our mission is to provide quality, reliable and ethical community association management services to the homeowners’ associations of northern Nevada and to help improve the community association industry overall. Our Story

Because Equus Management Group is locally owned, we have the ability to offer the most competitive rates in the industry. We don’t think you should have to pay the higher rates of a nationally owned company and we want the opportunity to prove how we can save your community dollars for more important community projects.

We employ an incredible group of credentialed Community Managers who are licensed by the State of Nevada Real Estate Division. Other important facts about our team:

  • All of our credentialed community managers take 9 hours of Nevada Real Estate Division approved continuing education a year, as well as attend Equus Management sponsored seminars.
  • Equus Management Group also presents in-house training for our Board Members.
  • Equus Management Group Managers comply with all current bylaws, standards and practices as may be established by CAI subject to all federal, state and local laws, ordinances and regulations in effect where the manager practices.
  • Our dedicated Community Managers are readily accessible by cell phones.
  • Equus Management Group employs 10 managers, and limits the number of communities that one manager may oversee to a maximum of 6 so that each community receives excellent customer service

The History of Equus Management Group begins with our President, Richard A. Gardner. Mr. Gardner founded the company in 1999 because he wanted to create a management company founded on providing HOA’s with a more efficient process and better customer service than he was experiencing as an HOA board member. Mr. Gardner founded his company on the guiding principles of honesty, integrity and professionalism, and we pride ourselves on exceptional customer service. Today, he has over 20 years of HOA management experience and over 45 associations we have the pleasure of servicing. When you call Equus Management Group, you will reach a live person, not an automated answering system, and our trained management team is local and easy to access. We have also implemented a state-of-the-art software upgrade that allows our owners and Boards of Directors to view their accounts, documents and other features, on a secure, user-friendly website portal.

Mr. Gardner has earned the Certified Community Association Manager (CCAM) designation from the California Association of Community Managers and has qualified for the Association Management Specialist (AMS) designation from Community Associations Institute (CAI). He holds the Community Association Management Certificate from the State of Nevada’s Division of Real Estate, as well as the Certification for Pool and Spa Operator (CPO).

Our Team

Jeff Gardner

Jeff Gardner has been with Equus Management Group since 2005 starting in Accounts Receivable and moved his way up to CFO working in the family business. He graduated from UNR with B.S. in Business Administration and majored in Accounting. He also holds a CAM certification and is a member of CAI. He was born and raised in Truckee, CA, as a result, the Reno Tahoe area has always been his home. In his spare time, he is a private pilot and is part of an organization called Pilots ‘N’ Paws that rescues dogs from kill shelters and connects them with their “Furever” homes. As a pilot volunteering for Pilots ‘N’ Paws, he will fly dogs or cats from one place to another, often times meeting the new owner, which gives Jeff the opportunity to introduce the pets to their new family members and their new homes.

Joele Decker

Management Group, SuperCAM and Partner, has been in the real estate industry since 1992 and has over 20 years of HOA Management experience. Ms. Decker started working for Equus Management Group in 1999, helping to build the company to the success we have today. Ms. Decker is licensed by the State of Nevada holding a Community Association Manager certificate (CAM) and is a member of Community Association Institute (CAI).

Matthew Kramer, Managing Partner/ Community Manager

Matthew Kramer

Matthew Kramer, Managing Partner/ Community Manager, has been in the industry since 2015 and has over 5 years of HOA Management experience. Mr. Kramer has been working for Equus Management since 2015. His accomplishments include being a member of Community Association Institute (CAI), as well as being a volunteer leader of Community Association Institute (CAI). Mr. Kramer has a full-spectrum of HOA Management experience, including common interest communities, commercial office, retail and medical, and single family homes. Mr. Kramer has participated in the development of many of the company’s current management policies and procedures. Mr. Kramer reflects the company’s commitment to detail follow through, and professional training. In his spare time, he is typically in the garden, spending time with his family, going on camping trips or tending to his horses.  

Richard Gardner (Founder-Retired)

Richard A. Gardner, the President of Equus Management Group founded the company in 1999 and has over 20 years of HOA management experience.
